Integrated Building Management System
|
Integrated Building Management System (IBMS) is a complete information delivery system that monitors and controls a variety of systems and functions at an optimal level of efficiency.
The systems design of the IBMS consists of the following components:
Building Automation System
Building Automation System (BAS) is designed to monitor and control all parameters of HVAC, electrical, PHE, fire protection, elevators and other building services/utilities. BAS helps in conserving energy by executing various energy efficient programs for optimized performance of the systems and to assist the operation and maintenance of the installation.
The system is DDC (Direct Digital Control) based with functions distributed both physically and functionally over the field controllers. The DDC interface, with sensors, actuators and environmental control systems, carries out various functions of energy management, alarm detection, time/event/holiday/temporary scheduling, communication interface/control and building maintenance & report generation.
These controllers are capable of functioning on a stand-alone mode, even in case of loss of communication with the central control station. We work closely with the owners and architects to install software packages into the system that are customized for the project. Other integrated packages in the system include active graphics software, energy management software, alarm indication software, maintenance package and billing software.

Fire Detection and Alarm System
We design addressable fire detection and alarm systems as per project and design guidelines. Main/repeater fire alarm control panel, smoke/heat detectors, visual/audible strobes and manual call points are integral components of the system.
In accordance with the NFPA "cause and effect matrix", we provide interlocking/alarm arrangement for the safety of the property and its occupants, and for their safe egress using the voice evacuation system.
Further, emergency lighting is provided through UPS for all exit signs, staircase lighting and on all escape routes. Moreover, all exit signs are also provided with battery backup facility to ensure 100% reliability/operation during distress. We ensure that all alarm initiating and supervisory devices are individually addressable.
The following functional systems are interconnected to the Fire Alarm System:
- Shutting down of Air Handling Units of the affected areas
- Closing of smoke check doors for segregation of affected areas from non-affected areas
- Start-up of pressurization fans
- Start-up of smoke extraction fans (mechanical smoke control)
- Public Address System
- Grounding of all elevators
Normally a combination of point heat and smoke detectors, flame detectors, air sampling devices and increasingly CCTV cameras can be used with special software to detect fires in a building.
The primary function of a system is to alert the building occupants to the possibility of danger. This can be done by using a voice annunciation system. Studies show that a clear concise message announcement is more effective than simple sounders alerting occupants of activation.
Public Address System/Evacuation system
We customize the Public Address System for announcements and emergency voice evacuation as per the requirement of the installation. The system comprise of head end equipment, distribution equipment and reception equipment.
Voice Alarm Systems form part of the Fire Alarm Systems evacuation method. They provide a spoken message giving clear instruction of the problem and identifies the necessary action to be taken.
It has been proven to be the fastest and safest method of evacuation because it delivers an emergency attention drawing signal followed by a recorded message, whilst also allowing delivery of live emergency announcements via the fire officer. This allows specific and detailed information to be provided during phased evacuation situations or for directing staff or public too safety.
One of these key elements of the Public Address System design is to provide Digital Signal Processors (DSP). DSP multi-effect devices offer a huge range of sound processing options (reverb, delay, echo, compression, etc.) in a single unit.
The public address system comprises equipment of sufficient capacity to ensure distribution of voice to various areas of the building with equal clarity. Public address components are provided with graduated priority. The system is integrated with the Fire Alarm System through necessary interfaces. Each floor constitutes a zone with selective floor-wise isolation facility.
Head end equipment in a PA system is divided into two elements - source and amplification. Source equipment includes microphones for public address. Additionally, message/alarm tone generators are used for emergency calls and evacuation. We select microphones of professional grade offering superior performance characterized by high sensitivity, minimum noise distortion and low sensitivity to feedback.
The distribution equipment primarily comprises of line attenuators equipped with line transformers and rotary/digital controls.
The reception equipment comprises primarily of speakers of varying types depending upon area allocation and usage. We select the speakers for its designated use and the specific area of installation based upon our large experience of designing such systems and our close interaction with the operators.
The requirements in regard of audibility and intelligibility of a public address system can be stringent in complex acoustic conditions and it is critical that the public address system is designed and specified properly.
We will examine the public address system specification requirements. This may include requirements for minimum sound pressure levels and post installation speech intelligibility testing. A detailed evaluation of the space in which the public address system will serve will be undertaken. This is often the determining factor in compliance with any performance specification and/or the relevant standards.
Where a public address system is to be designed for a building which is still at design stage, we can carry out extensive acoustic room modelling with proprietary software packages to ensure that the public address system design will meet the specification requirements. If the public address system cannot meet the requirements due to architectural or acoustic constraints, scientific evidence of such can be provided.

Perimeter Protection System protects the outer perimeter of a building against unwanted intruders. This system acts as a deterrent once any person tries to intrude from the perimeter where the system is installed. Intruder Alarm
An alarm system comprises three main parts: one or more sensors to detect the presence or actions of an intruder, a control unit that constantly monitors the sensors and transmits an alarm signal when a sensor detects an intruder, and the alarm annunciator.
The ideal intruder alarm system will give the earliest possible warning of an intruder entering the premises. The system will otherwise give no false alarms, be easy to use, discrete in appearance and provide the user with peace of mind. To achieve this, we provide a comprehensive range of detection devices which offer the best form of detection, yet are discrete in appearance.
Alarm systems can be designed so that various parts of a building have separate sensor circuits, or zones. Duress or panic alarm circuits enable employees to alert other staff.

Access Control
Virtually all buildings need to control access control, monitor, restrict and record the movement of people, assets or vehicles. OEC will undertake a risk assessment to enable a design to be drafted using products ranging from token based systems and digital keypads, through to biometric identification systems and the associated hardware.
Our access control systems provide a secure method of card or token control, using strong, mechanically reliable and trouble free locks, all under the watchful supervision of a computer software. This can record all activities and provide easily defined reports, while showing alarms or other invalid card conditions. Systems can be integrated into existing IP, internet or Building Management Systems networks.
Our access control systems use the latest in smart card technology, which can be linked to other applications like vending, car park access or producing cumulative audits of staff flexi time.
The production of audit trails, roll call lists or timekeeping records is straight forward. Updates on name changes, zone access or identity photos is equally uncomplicated, as all software can be configured and managed from a PC.

Digital TV
Digital TV has many advantages over analogue:
- Digital transmission means that each channel takes up less space in the airwaves, enabling more channels to be broadcast.
- It is less susceptible to interference.
- Other interactive services can be combined with TV, such as email access and home shopping.
Digital TV systems require the use of a set-top box to decode the digital signal. Terrestrial Digital Television is received through an aerial, digital cable is received through an underground network of cables and digital satellite is received through a satellite dish.
IPTV (Data network TV)
IP TV relies on the distribution of TV channels (or audio + video) as MPEG IP data streams over corporate data networks. A particular form of transmission known as IP multicasting is used to minimise the demand on network bandwidth.
Any number of network connected PCs can view the multicast channels. No additional cabling, power supplies, hardware or software are required at the PC.
IPTV enables any TV sources - terrestrial off-air; satellite channels; local video/audio sources; studio outputs; pre recorded educational and training programs; corporate broadcasts - to be viewed on an unlimited number of network connected PCs. No additional hardware or software is required at the PC.
Sources are selected using the control functions of a Graphical User Interface (GUI) displayed on the user's PC. The GUI has a viewing area for the TV source, buttons to select the source viewed and an area to log on. The TV source can be viewed full screen.
IPTV uses MPEG4 technology to produce highly compressed data streams. Combining this with multicasting techniques and the implementation of appropriate routing protocols. It reduces the demand on network bandwidth to the point where it is insignificant.
At the heart of the IPTV System is IPTV which provides management, administration and control functions. Assignment of user access rights, monitoring and system statistics are all provided through one easy to use administration interface. The controller is a highly customisable platform providing the following functions:

SMATV (Satellite Master Antenna TV)
SMATV stands for Satellite Master Antenna Television, and refers to a system that uses multiple satellite and broadcast signals to create a single integrated cable signal for distribution to a cabling network. In other words, with a SMATV system you can become your own in-house cable company.
We install a satellite dish and TV antennae to receive programming from satellite providers and local broadcast networks. These antennae feed into several racks of electronic equipment which tunes in the channels you choose for your cable lineup, and combines them into a single cable signal. This
feed can also include local on-campus channels such as a campus TV station, information and billboard channels, live campus events and so on.
If you have existing cable service, the changeover is often as simple as disconnecting the cable company feed and plugging in the new system. If there is not a cable plant in place, we can plan and install a campus cable network for you.
A typical SMATV system has a variety of the following:
- Local broadcast stations Usually four to ten stations depending on the region and proximity to a major city
- Satellite channels Often thought of as 'cable channels.' They include news, entertainment, sports, business , and movie channels like CNN, Discovery, Bloomberg, ESPN, MTV, TBS, AMC, FX, etc.
- Movie Channels If desired, premium movie channels can be included - such as Stars, HBO, Cinemax and others. They are usually sold in packages of several bundled channels.
- Foreign Language Programming If you have a language learning center, often times the programming they use for language instruction can be added to the campus system.
- On-Campus Channels These include information/bulletin board channels that feature campus news, events calendar, weather data, sports scores, etc - often different departments will want their own channel. The Campus TV station is commonly included, along with campus events - home sporting events or performances live on TV, a 'bell tower cam' with live pictures of campus, etc. This is also a great way to create a closed-circuit channel for overflow seating areas and other innovative uses. The possibilities here are limited only by your imagination.
- Radio Stations Your campus radio station can be added to the signal for easy distribution throughout campus. We can also add equipment to distribute the entire FM band through the cable system so that everyone can enjoy clear FM reception.
